All types of rental properties are handled, from one bedroom apartments to large country residences and the tenants include those from the military, corporate and individuals.  As an independent Company, the Binks service can be tailored to individual requirements.

Binks Estate Agents is a fully licensed member of ARLA (Association of Residential Letting Agents), the professional regulatory body whose members are required to follow high standards of professional conduct.  The Company is also a member of the Property Ombudsman Scheme.  In a recent survey conducted by the Property Ombudsman, the conclusion was that 100% of the clients would recommend us to their friends and family.

Our Lettings and Management track record is best illustrated in our property archive. Additionally, we believe word-of-mouth speaks volumes for the service you will receive from Binks and over the years, we have welcomed back clients time and time again.  We are renowned for creating bespoke estate agency solutions for all our clients and each client will receive a personal service.  Currently, we look after approximately 130 properties on Full Management.


The personal contact and touch we offer should never be replaced but we see technology as a tool and a solution to enhance the qualities of a property and speed up methods of communication.  This is why we constantly drive innovation in the marketing of our clients’ properties.  In late 2014, we launched our new Binks website, which automatically adapts to the user’s experience.  This allows properties to be clearly marketed across all viewing platforms – desktop, tablet and mobile, removing the need to download specialist apps.  This is unique to the market in which we operate and ensures the property has maximum exposure to potential applicants, is marketed correctly and looks attractive to the end-user.

Communication between agent and client is of paramount importance. With this in mind, we have devised a new web-based facility which will allow positive free-flow of information 24 hours a day.  In late 2014, we launched our new innovative Binks Lettings Portals - Binks iClient Portal and Binks iTenant Portal.

The Binks iClient Portal allows our Full Management Clients to access their personal accounts 24-hours a day. Benefits include:

  • A new, modern user interface and simplified data interaction.
  • Clients can view the works orders sent to our selected contractors.
  • Clients can view their own invoices, statements and accounts.
  • Clients have another communication method with a secure messaging service that goes directly to our Property Management Team.
  • The ability for clients to have instant visibility on the expenditure of their property, which allows clients to reconcile costs.
iClient Portal

The new Binks iTenant Portal allows our tenants in our fully managed properties to report any issues with a property.  The core benefits include:

  • The ability to report an issue 24 hours a day and provides additional emergency guidance to tenants and increases asset protection.
  • The simple user interface can be used in a simple web browser and will automatically work on any platform – desktop, tablet and mobile.
  • The tenant has the ability to select from 40 languages.
  • The tenant can report issues without registration making it as easy as sending an email.
  • Every issue that is reported by a tenant is accurately timed and date-stamped, reported with a photograph and automatically alerts tenants to issues for which they are responsible.
  • All information is automatically updated in our system and speeds up the repair process.

We are constantly evaluating our systems, products and procedures to ensure we provide market-driven premium client estate agency services. Examples of services include bespoke marketing solutions such as property videos, CGI for developers, elevated mast photography and e-brochures.

A key component to the Lettings process is the marketing management and strategy taken for each property.  When talking to a client, we try to understand the key requirements of the client and ensure we put together a bespoke marketing plan with the objective of ensuring the client’s property obtains maximum exposure to the market.  Selecting an independent firm allows the client flexibility to choose the most appropriate marketing mix, rather than a more rigid corporate-based process.

At Binks we also believe it is important for the client to understand the analytics behind our marketing strategies.  Doing this helps give the client confidence on the property price, the marketing plan and the services offered by Binks.

 Depending on the client’s requirements, our staff will advise if they feel that the property would benefit from national press publicity.  We are able to offer advantageous national advertising rates through our chosen advertising agency network in magazines such as Country Life and the property supplements of a number of national newspapers.
